Still the Right Time to Sell Your Home? | SELLERS TIPS FOR 2022

Selling your home can come with a lot of conflicting feelings. Where do you start? What do you do? There’s a lot that goes into this. And so I wanted to give you five tips on preparing to sell your home. I’m Rachel Beasley with That Fit Team. You’re watching this video probably because you see me a lot. I love helping Sellers sell their home, and I actually also love helping people buy their homes. Selling a home in particular is a very emotional time for people. So I wanted to give you some tips to kind of help you sort through those feelings before you even get started. Tip number one know why you’re selling. If you’ve done any, like life coaching or reading on self-improvement, you’ll actually find out that these people constantly ask you Why.

Know Your Why

Why do you want to do that? Why do you want to change your life? Why do you want to move in this direction? It’s the same thing with selling your home. The reason why you want to sell your home can make a huge difference in how you set those goals and even how you approach the process. Let’s talk about some of those reasons why that I hear from people. I want to downsize my home. It’s too big. I’ve got too many toilets. I don’t want to clean them anymore. And the kids have moved out. Another reason could be, Oh, my gosh, we’re busting out of the seams in this house and we need something bigger. Or maybe you’ve lived in a condo community and you realize that your kids need a yard or the absolute opposite. You’ve got this huge yard that you don’t use anymore, and you would much rather have someone take care of the yard for you. Whatever your reason is, know your why, down to your gut because that will help you when the times get a little bit tough and you have to make decisions and you even have to work hard to prepare your home knowing your why will be your North Star.

Find a Good Listing Agent

Tip number two, find a good listing agent that really meshes with you, your personality, and your goals. There are hundreds of real estate agents here in Hampton Roads. Matter of fact, there’s about 8000 of us. But finding the right one that fits your personality and your goals is going to be a huge thing for you. A good listing agent. One will know how to market your listing very well, but also prepare you for listing your home and then communicating well with you throughout the process. So it’s very important that you find someone not only that’s a go getter, it’s going to do an awesome job for you, but also connects with you emotionally because that is actually something that I just said in number one. Is a huge deal with selling your home. When you get to the point and you’re picking up your stuff and you got to move out or maybe you have to declutter some things. There’s an emotional process that happens there, and it’s hard to say goodbye sometimes. Now I have had some sellers are like peace out guys.

I can’t wait to never see you again. Now, that is not the norm. You guys, typically there’s an emotional process there. So finding an agent that is a go getter for you knows how to market your home, has the right network of people to help find the right buyer for you, and can also connect with you emotionally. That agent needs to know exactly how to strategize for your particular situation.

I can’t say this enough. Having the right strategy for your goals is the number one thing that will make a difference in selling a home at top dollar in the shortest amount of time with the best terms. And that’s always going to be most people’s goal. Another thing we’re finding the right agent would be in the vein of price in your home, right. There’s a few things that go into this also has to do with strategy for helping you and your goals. But pricing your house is a big deal. If you price it too high, then you might not get that many buyers or traffic going through your home and everyone’s scratching their heads like, Oh, why isn’t anyone coming to see my house?

It could also be bad pictures just saying we always do professional pictures, but you don’t want the house to sit on the market for a very long time because that actually makes buyers a little bit leery. Like, why hasn’t the house sold yet? There’s all these other houses flying off the market right now. What’s wrong with this one? And maybe there’s nothing wrong with your house. It just was priced a little bit too high or pricing your house too low because you’re just in a rush. You know, we want to help you at That Fit Team, to get the absolute best price for your home, the best terms in the shortest amount of time. But we also want to make sure that we are aligned with your goals and we’ll walk you through a couple of different scenarios. So we’ve completely narrowed down the right strategy for you, which also means the right pricing for your home. Now tip number three is kind of in the same vein, totally has to do with strategy, you guys.

It’s All About Timing and Strategy

Number three would be best timing to sell your home. Best timing to list your home. Now, I will say this over and over again to my clients. Maybe I haven’t said it on video yet, but you really don’t want to list your house like on a Friday because it takes a couple of days sometimes for Zillow to get that listing out there to people. So you might have wasted an entire weekend thinking, How come I don’t have people knocking down my door to come see my house?

I like to list is Tuesday or Wednesday. It’s fresh. It’s something new for people to look at in the week and they get excited about making those appointments throughout the week after work or on that first weekend. So timing of listing your home not just in the week but also in the season. So think about a few things if you want to get absolute top dollar, you might want to wait until the springtime when there’s a huge amount of buyers. That’s typically when we see houses going. Multiple offers is in that spring time. Now, maybe summer is best for you because you want to wait until school and get a little settled for the summer. You have your summer vacation time to list your house. This is also a great time to sell, but also know that everyone else is thinking the same thing you are.

So spring is a great time to sell. Summer is also a great time to list because you’ve got people that want to get into a house before school starts in August or September now fall and winter time. So typically people say, don’t list your house in the fall or winter, but the honest truth is the buyers that are looking in the fall and winter are the most serious buyers. They are out there because they have to buy a house because, you know, like who wants to be buying a house when it’s like 30 degrees outside and raining most of the time or even who wants to move during the holiday season? Well, those people are extremely serious buyers, so I actually don’t think that’s a bad time to list.

But it absolutely does have to do with strategy. Now, you’re not going to list your house like two days before Thanksgiving. I wouldn’t suggest that. Just say, but we’ll absolutely strategize for the right timing for you and your goals.

Declutter Your Home

Tip number four and I can’t do a video about selling or listing a house without talking about decluttering and cleaning your home. It’s actually a really big deal for pictures and people walking through your home. So you do want to take the time to declutter. And that’s something a service that we actually do and help you with we’ll walk through your home and help you figure out what to take out, what to put in a storage unit. Or maybe you’re like HGTV, awesome person, and you don’t have to declutter anything, but we absolutely suggest having a deep clean of your home.

So it’s nice, fresh and clean for people and decluttering that way. People walking through your home see the space, they see how much room is in each room. They can see their own stuff in there instead of a bunch of cute little knickknacks that absolutely mean the world to you. And I know they mean the world to me because I got them in my house too.

But those are actually things that really, really help people see the space of your house. It clears their mind. They’re only looking at, how can I live in this home? And then tip number five and you guys, we can go on for days and days and days here on how to help you sell your home.

The Curb Appeal

But we’ll stop with number five, which is curb appeal. This is people’s first impression of your home, actually, at our real estate information network here in the Hampton Roads area on our MLS. The first picture has to be an exterior picture in order for us to be compliant. So that first picture is the exterior of your home and we want it to be the best first impression so that people keep clicking through those pictures to see the rest of your house. Also, a big deal for people driving by when they stop to actually go and look at your home with their real estate agent, or realtor, they’re walking up. They’re going to notice how pretty your landscaping is. Oh, look, they put flowers here and this here. It’s so cute. Walk up to the front door. Oh, no. There’s cobwebs everywhere.

First thing they’re going to think is this house is not well maintained. So curb appeal is a huge factor. Pressure wash the exterior of your home, maybe even put a fresh coat of paint on your front door, add a couple of color flowers and make sure that you weed your flowerbeds so people don’t see work the moment that they walk up to your house. Actually a really big deal. It doesn’t actually add value to your home. It’s not going to make your sales price or list price go up because you actually maintained your yard or worked on the exterior of your home. But it will give people a great first impression, which we all know is everything. So, you guys, that’s my quick five tips to get ready to sell your home.

Number one is the most important thing. Know your why, find the right real estate agent might be us. Make sure that you declutter your house and the right pricing is also a big deal.
