Hey, guys. Rachel Beasley here. Welcome back. I am driving around today in the city of Portsmouth, more specifically the Churchland area of Portsmouth, which is 23703. If you’re looking up that zip code. I’ve lived here and the churchland area probably about 23 years of my life. So I know it very, very well. Jonathan and I owned a home in the Churchland area for about seven years. So if you have any questions about the area, schools, shops, restaurants, what it’s close to. We’re here to talk about that today. But you can get a personal experience for me as well, so please reach out. Now, more specifically, we are in the River Pointe neighborhood of Portsmouth. It’s a very, very unique community here. It’s very unique. It’s off of a peninsula right near the western branch and Elizabeth River.

Price Ranges & Statistics

So a lot of this community actually has a ton of waterfront homes. Now 83 houses sold in this community in the last 12 months. 52 of them were attached either condos or townhomes. Let’s talk about the stats on those. So you’re looking at anywhere from that 800 square feet for those attached homes, two bedrooms, two 2000 square feet, in size. Now, those price ranges start around $117,000 sales price to $250,000 a sales price. So you can get in this community with an attached condo or townhome in that 100 to 250 price point, which is pretty awesome if you ask me. And they go from like two bedrooms to four bedrooms. So you’ve got a lot of options there if you’re looking at the attached houses here, what their exteriors look like, they’re going to vary from vinyl siding to brick or a combination of the two. To be a part of the HOA here in this community is a requirement If you’re an attached home, it’s going to include a insurance policy on the building itself, builder’s policy. It also includes clubhouse playgrounds walking trails, which is really cool. There’s a pool also and a ton of community events that you’ll be a part of, and that fee is going to be $224 a month. Now, let’s talk about these detached homes.

The detached homes are going to start in about 1700 square feet, and they range up to about 5500 square feet. Those are more of the custom homes. They’re mostly brick. They’re absolutely beautiful. They’re all different because they were all custom built homes in the gated part of this community. So there’s a gated section and there’s a non gated section. Probably one of the rare things about this community here in Portsmouth is I think there’s only one other gated community in the city of Portsmouth. So if that’s something that’s important to you, you can get that here. So that’s River Pointe, of Portsmouth, Virginia. Detached homes here, 32 of them sold in the last 12 months, and they ranged from $250,000 all the way up to $705,000. Now that house was on the water about 5400 square feet all brick. So you’ve got a lot of stuff going on in that house, but it gives you a good idea of the range of availability in this community.

Most of those price points in the detached houses were in that 450 range. So school systems, we always go here and I always start by saying Go on great schools dot org right? I get your information there. I also always suggest talking to the administration in the different schools so you can see if I do you get warm and fuzzy from them. Are they a good fit for you and your family? The school systems for this community are churchland high school, churchland, middle school and churchland elementary. Hey, guys, it’s in Chucrchland.

What is around River Pointe?

So let’s talk about proximity. What are we close to in the city of Portsmouth for right here in churchland? Well, one you are a hop, skip and a jump from the Coast Guard base. So if you are a coasty and you’re coming to the area or you live here, this is literally going to be your fastest commute. It’s like 2 minutes away. Another awesome commute here would be to the Norfolk Naval Hospital, which is about a ten minute drive. So you have a lot happening really, really close by. So you have a lot happening for our military community right here in Hampton Roads. Very very close by. Secondly, you’d be close to the shipyards. Norfolk Naval Base is probably about a 20, 25 minute drive from this community.

Now we’re going to broaden our spectrum here a little bit. You’ve got downtown Norfolk, literally about six minute drive away. You have Western Branch in northeast Suffolk area about ten minute drive from here, which means Hampton, Newport News is about 15 minutes away. So you’re really, really close to everything. And if living near the beach is super important, to you. I’ve lived here for a really long time. I know for sure you can get to the ocean front like feet in the sand and about 35 minutes Now, when it comes to stores and restaurants and all of those conveniences of life that people are looking for. All right. So Target is a 12 minute drive. Wal-Mart is a seven minute drive. The malls, there’s multiple malls that are anywhere from ten to 15 minutes away.

Restaurants close by in the College Drive area of Suffolk, which is at Harborview Northeast Suffolk area and then, of course, downtown Portsmouth has a ton of awesome restaurant options that we’ve talked about many, many times. So this really is a gorgeous spot if you’re looking for a waterfront and you want to be in a pretty decent price range, I highly recommend this community. The waterfront here is Deep Waterfront So you’re going straight out to the Elizabeth River. You’re not worried about a really, really long pier that you would need in some of the areas here in Hampton Roads. So people just drop a boat and go straight out to the river, which also takes you out to the Chesapeake Bay and the James River.
