Marketing is one of the essential components in selling your home and maximizing your return on investment. Our team has been utilizing digital marketing to our client’s advantage for years. Rachel Beasley:
And being agents in the top 3% of all Hampton Roads agents, we see that digital marketing is where most agents struggle.

Yeah, you and your home deserve the most up-to-date marketing approach that you can get. I’m telling you, the other guys are falling behind. Let me show you.

It’s very typical for an agent to just throw the home on the MLS and do an open house. I always find this a little alarming because according to home buyer and seller reports from the National Association of Realtors, less than 1% of all homes sold national in 2019 were viewed by the buyer at an open house. Whereas 67% of all homes sold nationally in 2019 were viewed by the buyer online. That’s why I think why only 3% of agents across the United States sell over 25 homes a year, because they’re still doing things the way we were taught to do them 10 years ago. It’s outdated. Rachel Beasley:
Putting a home on the MLS and doing an open house are just not enough anymore. We did those sorts of things in the past because we didn’t have the internet, video, and social media, but now we do and it takes a lot of experience, research, and education to master digital marketing. This is a huge investment and an emotional one for you. And we understand here at ThatFitTeam, you deserve, your home deserves maximum exposure.

Yeah. We need to expose your home to the masses, not just a few. And do this by thinking outside of the box and by using a highly comprehensive digital marketing strategy that we have yet to see other agents utilizing. We focus on innovation, technology, video, and social media. And here’s the kicker. Where most agents fail, we use them the right way. What do I mean by that?
Rachel Beasley:
Well, according to the National Associations of Realtors, only 16% of agents are using social media, but from our extensive research, we know that less than 1% of agents across the nation are using it correctly.
Jonathan Beasle…:
A lot of agents are using buzz terms saying a lot of things like social media and technology. However, if they have not been trained properly in comprehensive digital marketing strategies, they’re probably doing things like this: Taking a picture and posting it on their personal page, or taking a picture and posting it on a business page. That simply is not enough.
Rachel Beasley:
You see, Facebook is a business and they make their money from people advertising on Facebook. So to properly expose your home, we have to run ad campaigns. This ensures that massive amounts of people actually see your home. Here are just a few examples of what I mean.
Jonathan Beasle…:
Yeah, if you look at the number of right here, see where it says reach? Well, that’s the number of people that have actually seen this advertisement on your home. Can you imagine the power of having over 132,000 people seeing your home online? Here’s another example showing 76,000 views. We create landing pages for all of the listings that we do on social media and we use video when doing so. What this means is studies have shown 800% more of a conversion rate with landing pages that have video versus landing pages that don’t have a video.
Rachel Beasley:
And here’s another crazy stat you have to hear. According to the National Association of Realtors, 67% of buyers will walk through a home that they saw and liked online. So you can only imagine how important it is that we expose your home to as many prospect buyers as possible as we can online. Because again, 60% of people that see it are more likely to walk through your home and it’s our obligation to make sure we expose your home to the masses.
Jonathan Beasle…:
That’s what we do for you. Also, we can target your specific home to people, both in the area and out of the area. This is called geographic detailed targeting. We do this not only on Facebook, but on all social media platforms. Here’s an example of just a few properties that we advertised. Imagine having people watch your property for 555 hours. It’s a long time. It’s very powerful and imagine how many views that is. If we take 555 hours divided by 60, the number of minutes in an hour, divided by two, the average time of the home video tour, that would be 16,650 people watching the home tour from the comfort of their computer. That’s a lot more powerful than throwing out an open house sign and inviting the looky-loos and the nosy neighbors to come through your home.
Rachel Beasley:
Studies show that only 4% of agents post their videos on YouTube. And according to Mist Media, an average user spends 88% more time on a website that utilizes video. So using video with our unique marketing abilities attracts the right buyer, and we’re confident that we can sell your faster.
Jonathan Beasle…:
We do. That’s what we do.

Be sure agents are able to show you, not just tell you that they’re able to achieve these types of views. It’s very important in the sales process that you be able to continue to market to buyers that have interacted with properties similar to yours online. This is called retargeting. We are experts at retargeting buyers that have viewed homes online similar to yours. This is really important because buyers generally begin their home search online 180 days prior to their ideal move date. Rachel Beasley:
We actually target buyers now that were looking for homes similar to yours, months back. And we target buyers both locally and out of the area. We do this because like Jonathan just said, we know that buyers do extensive research before they’re ready to pull the trigger. So we have campaigns and workflows in place so that we’re at the top of their mind when they are ready to buy.
Jonathan Beasle…:
Yeah, and we’re also able to pixel buyers, which is essentially to keep relevant information in front of them and add value to them throughout the process. That way, when they’re really ready to ramp up their home search, they contact us directly and contact us first. Let’s take a look at what one of those workloads might look like.

Here is what we call a lead funnel. We create a video ad about five secrets for the first time home buyer. We then retarget that same buyer and send them another video talking about the difference between a pre-approval and a pre-qualification letter. Then we send them another video ad with homes available in your neighborhood. And then we retarget them and send them a video specifically about your listing. Rachel Beasley:
This is a perfect example of our follow-up sequence after someone shows interest in buying a home. We want to continue to stay on the top of their mind since we know it takes several months for a buyer to actually be ready to buy.

So it’s imperative to understand that marketing and exposure is key, particularly online. The stats on using live video to showcase a home is super drastic. Homes that use video sell more quickly, for more money, and get more people through them. So using professional video and photography is an absolute must. It’s not okay to just whip out an iPhone and use that for pictures and video or just to stitch together bad photos. It actually frustrates me when I see an agent who clearly doesn’t know what they’re doing using their phone to take pictures of your listing, your most valuable asset. In my opinion, that’s darn near malpractice and simply should not happen.
Rachel Beasley:
You need a video taken from a professional videographer, who knows exactly how to capture the attention of a buyer. And on the right property, utilizing drone shots are a must.

We also have a software creates a 360 view of your home. It’s like a virtual tour, but way better. A buyer could be in another city, another country even, and do a complete virtual walkthrough of your home just as if they were actually there. Studies show that staged homes sell 73% faster and for up to 10% more than unstaged homes. That’s money back in your pocket. Yeah, that’s good. We can also do all the traditional stuff too like mailing out hundreds of just listed postcards so that all your neighbors know that your home’s going on the market. We do colored brochures with professional photography to showcase your home.
